Social Housing in via Pertini: 159 apartments of non conventional housing which one third is controlled rental.

The main objective of the project is to find a balance between urban density and sustainability.
Although the dispersive housing typology of the Veneto region fosters the demand for detached houses, our view is that an urban planning system should strive to densify strategic areas of a city. This promotes the creation of new central areas, urban borders with a clearer morphology and, above all, it restrain the exclusive use of land and the ensuing widespread build-up of cement in the territory. Moreover, it is crucial to question the needs of inhabitants and the subsequent housing requests, since this issue can foster a dialogue between investors and architects. We are far removed from the type of authoritative social housing in which the inhabitants are not able to affect the type of housing supply offered to them. The work will be carried out within the large green belt that borders the Pertini neighbourhood in the East, the future Bissuola P.E.E.P. in the North, and the park situated along the river Osellino, in the south-west. It makes up a uniform territory called Z.T.O C2/8. The surface of Z.T.O. C2/8 is about 29,000 square metres. The built-up area will be about 13,670 square metres. The planned U.M.I (minimum intervention unit) varies between approximately 2,900 and 3,100 square metres, while the maximum GFA allowed for each unit is about 4,550 square metres.
